
Repairs Policy
We believe that the quality of our reactive, cyclical and major repairs service is of great importance, not only to ensure the satisfaction of tenants, sharing owners and owners but also to protect the value of our housing stock.
It is in everyone’s interest to maintain our properties to the highest possible standard. The main responsibility for keeping the properties in a good state of repair falls of course on us, however tenants and other residents in properties within Thenew’s housing stock also have their part to play, Full details of landlord and tenant responsibilities can also be found in the following policies:
As a landlord Thenew is obligated to meet all legal requirements as defined in the relevant (Scotland) Acts, Health and Safety and all other relevant legislation. We will also maintain the stock to standards specified by us in respect of those areas which are listed as landlord’s responsibility in the tenancy agreement.
As part of the tenancy agreement tenants also have certain responsibilities with regard to the maintenance of their homes. Briefly tenants are responsible for internal decoration, waste plugs for baths and sinks and any repair or replacement required which is a result of damage/loss caused by misuse, vandalism, carelessness or negligence committed by the tenant, members of their household or visitors for whom they are responsible.
On occasion Thenew may carry out a repair for which the tenant is responsible on their behalf and recharge them for the cost of the work, including an administration fee. The amount due can either be paid in full or an arrangement will be made for the sum to be paid in instalments.
